It hardly seems that we have drawn breath but the next Rates Revaluation, due to come into effect on 1 April 2010 is about to start having an impact.
Seems a long way away? Apparently not - the Valuation Office is already preparing and gathering evidence for the new Revaluation and will be particularly interested in Rent Reviews and Lettings which take place close to the 1 April 2008.
That means that any Rental settlements made in the six months either side of that date could have a disproportionate effect on your future Rates Liability.
Consequently, it is even more important that you seek professional advice before agreeing to settle your Rent. If you have a forthcoming Rent Review, then please use the Contact Us page, or email us direct.
Evans & Payne were amongst very few of the major firms involved in Business Rates to get Appeals lodged early in the life of the Rating List. In our case this meant that our team worked extremely hard to get the majority of our Appeals prepared, checked and lodged on the 1st April 2005.
As a result we have already settled many cases following discussions with the Valuation Office on behalf of many of our Clients and continue to achieve reductions in Rates Liability where appropriate.
We expect to deal with many more cases over the coming months.
If you would like to discuss your Business Rates, or an Appeal, then please use the Contact Us page to do so, or email us direct.
...we are not just Rating Surveyors.
Here are just a flavor of some of the other work we are currently undertaking for Clients:
We manage a number of Property Investments for Clients, from entire Industrial Estates to single Shop Units
We are instructed by a number of Clients to negotiate on their behalf to ensure that they are fully compensated now that the successful 2012 Olympics Bid means that they may have to re-locate.
We are selling Commercial Property, and finding new premises for retained Clients.
We are settling Rent Reviews and negotiating New Leases on Expiry.
If you have Commercial Property, chances are, there is a way that we can help you to maximise it's value. If you would like to discuss such a Commercial Property matter then please use the Contact Us page to do so, or simply email us with your details.
